1251 South Eliseo Drive
1251 South Eliseo Drive (The Arks Community) involved the adaptive reuse and rehabilitation of a 26,000-square-foot former skilled nursing facility into a 43-unit Permanent Supportive Housing community. Delivered through California's Homekey Program, the project included extensive structural, architectural, MEP, accessibility, and life safety improvements, along with building envelope repairs and replacement of deteriorated underground sanitary sewer infrastructure. Through proactive preconstruction, early trade buyout, and coordinated redesign, the team successfully managed significant unforeseen conditions while accommodating a 20% contract value increase and achieving substantial completion five days ahead of schedule. The project was designed by Y.A. Studio and developed in partnership with Episcopal Community Services and the County of Marin.
