490 Avenue of the Palms

This six-story, 190,000 SF ground-up residential development includes 148 condominium units and one level of below-grade parking. Built on Treasure Island’s waterfront, the project features wood-frame construction over a concrete podium, with floor-to-ceiling glazing and a stepped central courtyard to maximize natural light and views.

Design elements include three large structural portals connecting the courtyard to the street and framing views of the San Francisco Bay. Fougeron Architecture and Mark Cavagnero Associates led the design, incorporating flood and wind mitigation strategies and sustainable landscape materials. This project marks the first for-sale housing completed on Treasure Island.
